For many people, homeownership feels out of reach—not because they can't afford the monthly payment, but because they believe they need a 20% down payment to buy a home.
As someone who has helped San Diego buyers for more than 38 years, I hear this misconception all the time. In reality, it's one of the biggest reasons qualified buyers remain on the sidelines while opportunities pass them by.
The good news? Many loan programs today allow qualified buyers to purchase a home with as little as 3% down. That doesn't mean buying a home is completely free. Buyers should still plan for closing costs, prepaid expenses, inspections, and other transaction-related costs. However, many people are surprised to learn that in today's market, sellers are often more willing to negotiate than they were just a few years ago.
Unlike the intense seller's market we experienced when buyers were competing with multiple offers and waiving contingencies, today's market offers buyers more negotiating power. Depending on the property and the strength of the offer, a seller may agree to contribute toward a buyer's closing costs, making the purchase even more affordable.
